Timber Window Upgrade Project – Pollokshields, Glasgow
This project took place in a beautiful tenement flat in the Southside area of Pollokshields, Glasgow. The homeowner, Gemma, wished to upgrade all of the original timber windows throughout the flat while maintaining the period character that defines these heritage-style homes. The work was carried out in two scheduled phases — the first at the beginning of the year for the front elevation, with the second phase completed in autumn for the rear elevation.
Two-Phase Installation for a Tenement Property
The installation was carefully planned around the building layout and seasonal timing. The front elevation was prioritised first, allowing us to upgrade the street-facing casement windows with espagnolette locking, along with a selection of traditional sash and case windows.
The rear elevation was then completed later in the year, ensuring consistency of finish and a smooth transition across the whole property.
Heritage Casement and Sash and Case Windows
The flat retained its original inward-opening casement windows with espagnolette bars — a recognised architectural feature in many Pollokshields tenements. Gemma wished to preserve this detail, as it contributes to the elegant period feel of the building. The new heritage timber casement windows were therefore designed to incorporate the same espagnolette style while offering modern double-glazed performance and improved insulation.
Where sash windows were present, these were replaced with bespoke energy-efficient double-glazed timber sash and case units, tailored to match the proportions and style of the originals. Each unit was hand-finished and installed with care to ensure traditional sightlines were preserved.
All windows were finished in a Farrow & Ball fine paint, giving a soft, elegant finish in keeping with the property’s interior style.

The result is a flat that feels warmer, quieter and more comfortable, without losing its architectural integrity. The combination of espagnolette casement windows and traditional sash and case units ensures the property retains all of its original charm, now with the benefits of modern performance and longevity.
